  1. Prepare drawings and owner file

  2. Submit to LMC eBPS / permit desk

Before submission

Pre-filing checks

Amin / GLD / zone check

  • LMC's public guidance tells owners to first contact the Amin unit with survey-certified trace map and Lalpurja copy so proposed road / GLD and zone can be determined.
  • Check whether the land touches an existing/proposed road or river. LMC notes that ROW can be taken from the road centre line or plot boundary condition depending on whether the road is open or still to be opened.
  • Zone determines coverage, FAR, and neighbour-side setback, so do not freeze the floor count before confirming the zone.

Drawing packet

  • LMC's drawing guide asks for all floor plans with sun shade and countable/uncountable floor area, four-side elevations with directions, cross-section through staircase/lift/ramp where applicable, site plan, location plan, opening schedule, and a complete name plate.
  • The site plan should show diagonal dimensions, existing/proposed road width, dead-end length if any, septic tank where required, setback, proposed gate, boundary wall, ROW line, setback line, road centre, and projection lines.

Area and light-plane checks

  • Floor plans should separate FAR-countable, FAR-uncountable, total area, and taxable area. LMC specifically calls out porch, staircase, lift, and balcony separation where possible.
  • A separate light-plane sheet with dimensions and angle is required according to LMC's drawing guide.
  • Boundary wall must be shown in the site plan and section; the guide says the wall should fall inside the ROW line and show inward/outward sides.

Structure, sanitation, and supervision

  • For applicable buildings, submit structural analysis report, soil test report, sanitation drawing, electrical drawing, and the owner-designer construction-supervision agreement.
  • LMC warns that construction opposite to the passed drawing can block physical services, trigger demolition action, and cancel the approved drawing.
  • If plinth or later work differs from temporary approval in land dimensions, building length/width, shape, or floor/room count, LMC's process routes the file to revised drawing, additional tax, and/or fine.
Inspection
